The question “how long will construction take” comes up in almost every conversation with an investor right after the question about price — and rightly so. Construction time isn’t a curiosity, it’s a real financial and life parameter. It determines how long you’ll have to pay a mortgage alongside rent, when your children will start at a new school in a new neighborhood, and when the lease on your current apartment will end. A six-month error in the schedule means, in practice, tens of thousands of złoty in additional indirect costs that nobody writes into the construction budget.
The problem is that two completely different messages coexist on the market. Ads from companies building in timber-frame technology promise a house “in 4 months.” Friends who built using the self-managed method talk about five years with stoppages. The truth for a solid brick house built turnkey by a single responsible contractor lies somewhere in between — and it can be described with concrete numbers, not slogans.

It’s worth remembering one thing from this table: the physical construction itself — from excavation to the roof — usually takes 5–7 months. The rest of the time, i.e. the formalities at the start and the finishing works at the end, accounts for more than half of the entire schedule. That is exactly where it gets decided whether the investor moves in on schedule or ends up waiting an extra six months.
What really extends a house build
Most delays don’t come from one big problem, but from a handful of recurring mistakes that can be predicted and prevented already at the planning stage.
Design changes during construction. Moving a wall, changing the layout of installations, or adding a window after work has started isn’t a “minor adjustment” — it stops part of the construction while the redesign is done, new materials are ordered, and crews are re-coordinated. A single significant change can cost 2–4 weeks.
Weather. The shell structure and the roof are sensitive to weather conditions — heavy rainfall, frost below -5°C during concrete works, or strong wind during roof truss assembly genuinely stop work. A good schedule accounts for this in advance rather than treating it as a surprise.
Material shortages and long delivery times. Some elements — custom-made joinery, cladding, higher-end HVAC components — have lead times measured in weeks, sometimes months. Ordered too late, they become a bottleneck for the entire construction, even if the rest of the work is on schedule.
Poor subcontractor coordination. This is the most common and most costly cause of delays in construction carried out without a single responsible contractor. The electrical crew waits for the plumber, the plumber waits for the screed, the screed waits for the final decision on underfloor heating — while the investor tries to manually manage the calendars of five different companies.
Administrative formalities. The waiting time for a building permit, utility connection applications, or inspections can be beyond the contractor’s control, but an experienced general contractor knows how to prepare complete documentation the first time, to avoid repeated rounds at the office.

How to speed up construction without losing quality
Shortening construction time at the expense of quality is the worst possible saving — finishing and installation mistakes in a premium house end up costing more than the weeks saved. There are, however, specific practices that genuinely shorten the schedule without touching the standard of execution.
Prefabrication of elements. Roof trusses, joinery elements, or prefabricated structural components prepared off-site shorten assembly time from weeks to days and eliminate weather dependency during production.
Ordering materials in advance. Materials with long lead times — windows, doors, tiles, installation components — are ordered while the previous stage is still underway, not when it becomes urgent. This requires a procurement schedule prepared at the start of construction, not during it.
One general contractor instead of many crews. When a single entity is responsible for everything — from the shell structure to the last door handle — trade coordination happens internally, not through an investor trying to synchronize independent companies. This eliminates the biggest source of stoppages mentioned above.
A schedule with time buffers. A realistic timeline for building a single-family house allows a margin for weather and minor adjustments from the outset, instead of stacking stages back-to-back. Paradoxically, it’s the schedule with buffers that finishes sooner than the schedule that looks perfect on paper — because it doesn’t fall apart at the first unforeseen event.
